09 / Intelligence feed
This week in BPW’s market.
A continuous-intelligence feed only works if it is actually continuous, so this section shows what one week of the feed looks like in the shape it will run in. The mockup below is illustrative, drawn from the intel state on the day of this document. The live version sits inside the deliverable site and refreshes on a fortnightly cadence at the minimum, faster on event-driven items.
09.1 / Competitor ad library, week-over-week
Section titled “09.1 / Competitor ad library, week-over-week”Net change in active ads on the thirteen competitor accounts we monitor.

| Mosaic Property Group | 8 | + 2 | New Josephine Burleigh “near sell-out” hero, dated 21 May |
| Burly Residences | 210 | + 47 over 19 days | High-volume short-cycle, single project saturation pattern continuing |
| Ocean Place (Pask + JLE) | 10 | + 3 | New “from $4.9M” anchor in two carousel variants, 12 May to 13 May |

| Koichi Takada | 47 | new period | Per-project ads sustaining across late Mar to late May |
| Lendlease | 90 | flat | Collins Wharf inventory ad still in top long-run set |
| Aman AU | 59 | new entries | Star-rating-and-review-count trust block still active |
| Aman US | 59 | flat | ”Share the extraordinary” sustained at 170-day-plus run |
| Tidal Property Agents | 60 | new entries | Single-project marketing arm sustained |
| Brix | 8 | flat | Small workstore comp set, low cadence |
| Aurá Kamber | 23 | new entries | Four-residence boutique still active in market |
Read on the week. Burly Residences is at 210 active ads across 19 days, the highest single-project saturation in the Burleigh field. Mosaic running “near sell-out” against Josephine. Ocean Place anchoring on “$4.9M” pricing. The Burleigh prestige-residential layer has saturated paid media for May. Useful read for Arlo’s launch-window media-cost forecast.
09.2 / Property listings, comparable price tier
Section titled “09.2 / Property listings, comparable price tier”New listings on the comparable price-tier set per project this week.
| Project | Comparable set | New listings | Movement |
|---|---|---|---|
| SmartStores @ Eagle Farm | 23 Lathe Street Virginia plus Coronation Connect plus Knight Frank brokered strata-warehouse stock | 2 new listings on Knight Frank, none yet sold | Inventory holding, no pricing pressure |
| SmartStores @ Richlands | Brisbane south-western industrial strata cohort | 1 new listing, 6-unit small-format building, asking sub-$1M per unit | Same-tier comp surfaced |
| SmartStores @ Citiswich | Ipswich-belt industrial strata | flat | No new comparable inventory |
| Arlo | Boutique mixed-use commercial precinct cohort | n/a | No directly comparable inventory in the Burleigh market this week |
| Burly Residences cohort | Burleigh tower set | 4 new contracts surfaced through agent channels | Settlement pace holding |
Read on the week. The Eagle Farm and Richlands inventory side is steady, no new pricing tension on the comparable set. Burleigh tower contracts continuing to settle, which keeps the Burly Residences “near sell-out” pattern credible in market.
09.3 / Council DA register, watch list
Section titled “09.3 / Council DA register, watch list”Movements on council DA filings inside the target precincts this week.
| Council | Filing | Status |
|---|---|---|
| Gold Coast City Council | Burleigh Heads inland mixed-use applications | No new filings in the past week on the CS Collective Lantern Burleigh adjacent envelope |
| Brisbane City Council | Eagle Farm industrial-precinct filings | Brisbane Racing Club residential JV pipeline filings continuing through assessment, no surface new applications |
| Ipswich City Council | Citiswich industrial-belt filings | Standard cycle, no significant new filings on the comparable set |
| Byron Shire Council | SmartStores Byron precinct | No public DA filing yet on the teased Byron asset, monitoring continues |
| Clarence Valley Council | Yamba Valley precinct (Veridian) | Standard activity, no new filings on the immediate comparable set |
Read on the week. Quiet across the watch list. No new same-suburb same-shape DA filings on Arlo’s Burleigh inland envelope, no new comparable workstore filings on Eagle Farm or Richlands. The window stays clean for Arlo’s category-define move.
09.4 / Press monitoring
Section titled “09.4 / Press monitoring”New press on the named competitor leadership and the broader BPW operating field.
| Outlet | Subject | Read |
|---|---|---|
| the.industrialist.com.au | Brisbane industrial workstore market continuing | Trade press still treating the small-format strata workstore as an active category, useful for SmartStores positioning |
| Gold Coast Bulletin | Burleigh tower sales activity | Burly Residences early-sales coverage continuing |
| AFR property pages | Mid-size Brisbane developer activity | No new ADCO Constructions coverage this week, prior 2019 sole-ownership update still the canonical reference |
| RIBA / trade-architectural press | Plus Architecture activity | Continuing studio coverage, no Lantern Burleigh CS Collective coverage surfaced yet on RIBA-tier press |
Read on the week. No press moves that change the strategic read. Worth a flag that Lantern Burleigh CS Collective has not yet broken into the architectural trade press at a level that would create a category-positioning conflict for Arlo. Arlo retains the first-mover window per the section 03 read.
09.5 / Family deep-dive watch
Section titled “09.5 / Family deep-dive watch”New surface activity on the named operators in the Brinsmead and James lines.
| Operator | Surface activity |
|---|---|
| Judy Brinsmead AM | No new ADCO Constructions, Rivergate Marina or Tropical Fruit World surface this week |
| Paul Brinsmead | No new public surface this week |
| Ben James | No new public surface this week |
| Jack Brinsmead | No new trade press surface since Oct 2025 Eagle Farm acquisition feature |
| Nicholas James | No new Wharton James Group or Veridian surface this week |
| Heidi Brinsmead | No new Brinsmead and Co Property Group surface this week |
Read on the week. Operator-level quiet. The credibility-moat surface (the thirteen named legacy artefacts) is stable. No need to update the inheritance-narrative deliverable surfaces.
09.6 / Architectural and tenant-side signals
Section titled “09.6 / Architectural and tenant-side signals”| Signal | Read |
|---|---|

| Veridian “REGENERATIVE RETURNS” business name use | No new public application of the name since the July 2025 registration. The positioning surface is still pre-launch. |
How the feed renders in the live deliverable
Section titled “How the feed renders in the live deliverable”In the live deliverable site, every row in every table above is a card. Each card carries the source receipt, the timestamp, and a one-line read. The cards filter by project, by source-system, by week, by event-type.
What this section proves. The intelligence pipeline that produced sections 02, 03, 04 is the same pipeline that produces this section every week. It is continuous, the cadence is real, the sources are primary, and the receipts are filed.
The depth in this document is what one snapshot of the feed looks like. The next snapshot drops in two weeks. We are not pausing the system between the document landing in your inbox and the next conversation we have about it. The market keeps moving and we keep reading it.
