09 / Intelligence feed

This week in BPW’s market.

A continuous-intelligence feed only works if it is actually continuous, so this section shows what one week of the feed looks like in the shape it will run in. The mockup below is illustrative, drawn from the intel state on the day of this document. The live version sits inside the deliverable site and refreshes on a fortnightly cadence at the minimum, faster on event-driven items.

Read on the week. Burly Residences is at 210 active ads across 19 days, the highest single-project saturation in the Burleigh field. Mosaic running “near sell-out” against Josephine. Ocean Place anchoring on “$4.9M” pricing. The Burleigh prestige-residential layer has saturated paid media for May. Useful read for Arlo’s launch-window media-cost forecast.

09.2 / Property listings, comparable price tier

Section titled “09.2 / Property listings, comparable price tier”

Read on the week. The Eagle Farm and Richlands inventory side is steady, no new pricing tension on the comparable set. Burleigh tower contracts continuing to settle, which keeps the Burly Residences “near sell-out” pattern credible in market.

Movements on council DA filings inside the target precincts this week.

Read on the week. Quiet across the watch list. No new same-suburb same-shape DA filings on Arlo’s Burleigh inland envelope, no new comparable workstore filings on Eagle Farm or Richlands. The window stays clean for Arlo’s category-define move.

New press on the named competitor leadership and the broader BPW operating field.

OutletSubjectRead
the.industrialist.com.auBrisbane industrial workstore market continuingTrade press still treating the small-format strata workstore as an active category, useful for SmartStores positioning
Gold Coast BulletinBurleigh tower sales activityBurly Residences early-sales coverage continuing

RIBA / trade-architectural pressPlus Architecture activityContinuing studio coverage, no Lantern Burleigh CS Collective coverage surfaced yet on RIBA-tier press

Read on the week. No press moves that change the strategic read. Worth a flag that Lantern Burleigh CS Collective has not yet broken into the architectural trade press at a level that would create a category-positioning conflict for Arlo. Arlo retains the first-mover window per the section 03 read.

New surface activity on the named operators in the Brinsmead and James lines.

How the feed renders in the live deliverable

Section titled “How the feed renders in the live deliverable”

In the live deliverable site, every row in every table above is a card. Each card carries the source receipt, the timestamp, and a one-line read. The cards filter by project, by source-system, by week, by event-type.

What this section proves. The intelligence pipeline that produced sections 02, 03, 04 is the same pipeline that produces this section every week. It is continuous, the cadence is real, the sources are primary, and the receipts are filed.

The depth in this document is what one snapshot of the feed looks like. The next snapshot drops in two weeks. We are not pausing the system between the document landing in your inbox and the next conversation we have about it. The market keeps moving and we keep reading it.
